Steps to take if your property isn’t selling.

 

So your house has been on the market for a while.  Interest has dried up and you’re getting frustrated.  Don’t just sit there and wait for the right buyer to come along.  There are steps you can take to regain interest in your property and hopefully get that sale you’ve been after.

Potential buyers spend a lot of time researching and looking at homes in their desired suburbs.  If your home has been advertised for quite some time and has remained unchanged, they will notice.  Buyers will assume there is no interest in your property and this will turn them off.  So freshening up your advertising is important.  Have some new photos taken from different perspectives or at a different time of day.  Update your description to really enhance your properties positive points. Change your advertising to look fresh and inviting to potential buyers.

We all know as a buyer, the deciding factor is more often than not price, especially in a stagnant market.  One or two thousand dollars in the right direction can make all the difference.  At first you may have set your price thinking a sale would be quick and easy, but now that you’ve had time to assess interest in your property it might be time to reconsider your asking price.  Do your research again and take a look at what similar properties are selling for in your suburb.  There is no use holding on to your dream price if it means your property won’t sell.

Ask your agent to be honest with you regarding the features in your home that may be turning buyers away.  Does your yard need landscaping, does the bathroom need a makeover, would a fresh coat of paint help?  There are ways to complete low cost makeovers to better enhance your chances of a sale.  Weigh up how much you can invest in a  quick facelift and whether you feel this would improve you chance of selling your property.  You’ll be surprised at what you can achieve with a coat of paint and a tidy up.

Buyers will notice if your property has been on the market for an extended period of time.  This could lead them to believe there is something wrong with the property resulting in them avoiding it all together.  If you find yourself in this situation and you can afford to take a break from the market, why not take a break for two to three months and when you return, you’ll find yourself with a fresh group of interested buyers.

Don’t be afraid to ask for advice.  Work with your agent to find out why your property isn’t selling and what you can do to rectify the problem.  Talk to potential buyers and ask them to be  honest about the pro’s and con’s of the property you are trying to sell.  Take on their constructive suggestions and use them to help you get ahead.

The important thing is to stay positive.  There may be small changes you can make that will lead to the final sale of your home.  You just need to be prepared to spend some time compiling a strategy and re-arm yourself with the information and tools you need for a successful sale.  Most importantly, don’t panic and don’t give up!
